Backed by its strong, professional staff, Real Property Associates Inc. has grown steadily over the past 28 years, building on its solid reputation for high ethical standards, sound business practices and proven track record in the management of residential and commercial real estate. Since 1991, we have worked hard to earn our reputation as the Seattle area’s leader in Property Management services.
Our administrative staff and property management team include the following professionals:
Abby comes to Real Property Associates with five years of property management experience. Previously, she worked in tax credit affordable housing and is familiar with vouchers and housing programs. Abby loves the customer aspect of her job and building relationships with tenants. She is highly motivated and loves having a full schedule! Abby grew up in Seattle and spends her off time bribing her three kids to do chores.
Alex has been a part of Meghan’s team for three years. He is customer oriented and enjoys all aspects of his position. Always on the go, Alex is a pro at staying organized and being efficient. He is motivated to do his best and currently in the process of getting his real estate license. Before RPA, Alex worked in customer service and maintenance type roles. He grew up in North Seattle and enjoys the outdoors.
Annie was born and raised in the wilds of Spokane, Washington. Looking to live in the big city, and preferably one where she would never have to shovel snow again, she moved to Seattle in 2008 to attend the University of Washington. Graduating with a degree in Art History, she naturally went on to become a barista. After years of slinging espresso, selling furniture, and some odd jobs here and there, she finally fell into Real Property Associates. She is always at the ready to welcome you to our office and answer your questions.
Barbara came to RPA in 2014 with over 25 years of property management experience. Within Barbara's business career, she has focused primarily on HOA's and commercial properties but it well-versed in residential management as well. Barbara holds a Business Administration degree from the University of Washington and is also a member of the Belltown Business Association. Barbara is married, with a family of four, and is a lifelong resident of Lake Forest Park.
Blake Hartley is a property manager who deals in various types properties throughout the Seattle area.
Carol joined Real Property Associates in late 2012. As the Director of Accounting, she restructured the department into an efficient team of dedicated portfolio bookkeepers. In addition to Private Residence/Multi-Family Complex, property accounting, she has taken on a secondary role in establishing a primary HOA division. In her 10 years of Real Estate accounting, she has also become highly proficient in accounting dedicated to Commercial Property Management.
Carol is currently finishing her Bachelors of Accounting, with a goal of obtaining a Master's in Finance. Her higher goal of achievement is to become a Certified Public Accountant.
Outside of RPA, she is an avid foodie who aspires to begin a blog to share her passions. Her driving force is the time she spends with friends and family, especially the newest addition (some may even say, the Mascot) Gus Gus the Bulldog. Carol favors anything that involves independent films and documentaries, social community events, books/articles that provoke new ways of thinking and opportunities for success personally and professionally.

Davis is the property management assistant to Max Lyashenko. He graduated from Western Washington University with a BS in Psychology in 2017.
With a strong work ethic and ambition to learn all there is to know about the industry in Seattle, he is a reliable aid to Max’s work. Whether it be property showings, listings, market research, processing applications, or scheduling maintenance, Davis can handle it.
Gordon co-founded Real Property Associates in 1991. He acts as the designated broker for the company, overseeing over 60 brokers in their sales activities, and continues to personally represent buyers and sellers. He is also involved with RPA’s commercial real estate division where he provides management and consultation for commercial property owners.
Gordon has served as a trustee with Seattle Union Gospel Mission, and on other non-profit and community boards. In addition he is on the board of directors for two publicly traded companies: He is a founding and current board member for Zillow Group, and a director for Anchor Bancorp, a community bank based in Lacey, WA.
Gordon grew up in Lake Forest Park and graduated from North Seattle's Shorecrest High School in 1984. After graduating from Stanford University in 1988 with a degree in economics he returned to Seattle and started working in real estate as a sales agent before starting RPA. He lives with his family in Lake Forest Park.
Greg has recently come down from the mountains where he worked as a Ski Patroller and EMT, to get back to work in the Property Management field. He had previously managed a Ballard property that whetted his appetite to learn more about Property Management business. In another life, Greg worked as an auditor at PricewaterhouseCoopers, where he was not to blame for the Moonlight/La La Land mishap.
He is a graduate of North Seattle College and holds a Masters of Accounting from Washington State University.
Gretchen recently joined RPA as a property manager bringing over 20 years of management experience. Gretchen cut her teeth with the purchase of a big old house in the fast-paced rental environment of the University District. She has since placed tenants and managed homes in neighborhoods all over the city.
Gretchen’s focus on positive and proactive communications supports her outstanding record of placing quality tenants in quality properties. From high-end single family homes to classic Capitol Hill apartment buildings, Gretchen knows how to work with owners to keep pace with the latest laws and attract the savvy renters of today’s Seattle market.
Gretchen and her husband own a handful of rentals including a classic Seattle houseboat, the Sugar Shack, one of Seattle’s favorite romantic hotspots on Airbnb. Gretchen teaches Landlording 101 at North Seattle College and has been a consultant for first-time landlords through her business of the same name (www.firsttimelandlord.com). She has a BA in Marketing from Southern Utah University.
Guillermo is the Property Management Assistant to Barbara Hartley. Guillermo was born in San Diego, CA and moved to the Renton Highlands in Washington at the age of six, where he considers home. His main duties at RPA are to; assist Barbara with phone calls and customer/homeowner requests, respond promptly to rental and maintenance inquiries from homeowners, facilitate and negotiate project bids and proposals for homeowner communities, and track delinquencies, among other essential duties.
Outside of work, Guillermo is a student at North Seattle College, completing his Associates of Science degree. He also enjoys spending quality time with his family, learning more about entrepreneurship, and building relationships with community members in the Greater Seattle area.
Heidi decided to re-enter the property management profession by joining Real Property Associates at the beginning of 2012. Heidi enjoyed being a property manager while previously employed with Harbor Homes and wanted to bring her past experience in both property management and real estate services to RPA. She is very excited to bring her exceptional level of service and client commitment to her growing number of property management clients with RPA.
Ivvonne is a Texas native who relocated to the Seattle area with her family at the age of 15. She has been in the property management field for a few years and has experience managing conventional and low income properties. Ivvonne takes pride in being effective at accommodating everyone's unique needs and builds relationships with every client by serving them with excellent customer service. She also enjoys working and learning from our very diverse community.
Outside of RPA, she loves taking weekend trips with friends, family and her Yorkie. She loves football and you can find her rooting for the Seahawks any day!
Jarith joined the RPA Maintenance department in 2016. He is very capable of performing all routine maintenance and repairs
He drives a fully stocked maintenance van, wears a pager 24/7 and can always be counted on to arrive with a smile!
Jay partnered with Gordon to start Real Property Associates with the goal of providing excellent brokerage and property management services. Their original office was in Edmonds until they expanded their business and moved to Seattle in 1996.
Jay oversees RPA’s growing property management division which employs over 30 team members managing properties for over 700 different ownership groups. Jay is also involved in our brokerage area, representing buyers and sellers in all capacities.
Jay developed an interest in real estate investing while in college and arranged to receive credit towards his degree for some of his real estate work. For several years he purchased, developed, and managed properties as an investor and partner in properties from Seattle to Everett.
Jay is a lifelong resident of Edmonds and a graduate of King's High School. He graduated in 1988 from Seattle Pacific University with a B.A. in real estate and business. He is currently serving as President of the non profit group, Connect Nicaragua.
Jonathan joined RPA in 2018. His career began within the Facilities Management Industry working as the Portfolio Manager for the Remote Campuses of Microsoft. He also worked as the Maintenance Manager for one the largest parking companies in the US. This experience piqued his interest in Property Management since he gained the insights and understood the business from the perspective of a vendor. Thus he entered the Property Management Industry in 2014 and has been there ever since.
Jonathan grew up in the Shoreline/Seattle area and is a graduate of Shorewood High School. He graduated from the University of Washington in 2006.
Kathy began her career at RPA in 2004 as a Real Estate Agent with an interest in making a transition into property management. Presently she manages a large portfolio of residential properties with the help of her husband and assistant, Rick Lehman.
Kathy and Rick pride themselves on their high attention to detail and diligence with placing great tenants. Their passion for their profession is reflected in the exceptional service provided to their clients.
Kathy and Rick are both life long residents of the Seattle area and have two grown sons which both live close by.
Lisa joined Real Property Associates with over 15 years of experience in the property management industry and 22 years in customer service. Over the years, she has obtained and mastered a wide variety of skills that help her excel as a property manager. Driven by her passion for working closely with owners and residents, Lisa's work ethic and optimism helps her achieve positive results. She has developed a sharp eye for detail and a desire to make systems, processes and people work as efficiently and effectively as possible. With knowledge and a prior background in construction, she has gained expertise in maintenance and repairs. This knowledge combine with her creativity often times helps her find ways to minimize expenses. Above all, Lisa genuinely cares about building a relationship with her owners and residents and to provide them with the support, tools and resources they need.
Lisa and her daughter moved to Washington in 2000 from Orlando, Florida and currently resides in Edmonds. She recently rescued a dog from Costa Rica and enjoys snowboarding, live music and sitting on the beach with her family.
She specializes in managing residential properties in North King and South Snohomish Counties.
Lisa grew up on Mercer Island and is our "Eastside / South King County Property Management Specialist". Lisa has seen this area change over the years and is familiar with growth and market rent trends. She has been in the Property Management industry for the last 7 years. Lisa holds an Associates degree in Real Estate, Managing Brokers License, as well as Property Management Certification. Lisa currently lives in Woodinville which allows her to provide excellent coverage of the Eastside and South King County. Her rehab experience is a valuable asset when it comes to increasing profits for your property. Raised in a family of custom home builders and the construction industry gives her the ability to handle maintenance issues and projects with proven knowledge.
Liv McCoy is a Tacoma native, who has moved north to expand her skill set in the Property Management field. She is a passionate and creative professional who is driven to help her tenants.
She has two small dogs and loves spending time at home with them.
Max joined RPA in 2016 and currently manages a portfolio of single family homes, condominium units and small apartment complexes. Prior to becoming a property manager at RPA, Max was an on-site business manager of multi-family communities. He has over 10 years of experience managing properties ranging from tax credit, MFTE, conventional, and brand new lease ups.
Max is highly organized with outstanding analytical and problem solving proficiency. He has proven customer service skills and is excellent at communicating with great attention to detail.
Max was born in Russia and moved to Seattle 20 years ago. He is bilingual and fluently speaks, reads and writes in Russian. Max has a B.A. in Business Administration with a major in Management and Operations.
Meghan joined RPA in the fall of 2007 and now manages a portfolio of residential rental properties ranging from private residential homes to multi-family complexes. Before becoming an account manager, she spent time in different departments, mastering all different aspects of property management; bookkeeping, maintenance, legal aspects, tenant relations, etc. She believes in a strong owner—manager relationship and can help create a management style that fits the needs of the client.
Meghan’s experience has made her one of RPA’s senior managers. Meghan grew up in Wisconsin, and is married with two children.
Michelle joined RPA when the company was started in 1991 and is responsible for all of RPA's accounting, including processing agents' commissions, and managing the office staff. Her experience with RPA since the "early days" give her tremendous insight and understanding of the operations of the company.
Michelle graduated from Edmonds High School in 1988 and earned her AA degree in Arts and Sciences from Edmonds Community College.
Olivia came to our office on a college internship and has proven her value with day to day administrative and bookkeeping tasks.
Olivia's responsibilities include accounts payable, receivable and billing for the administrative and maintenance departments.
Rick joined RPA in 2013. He currently assists his wife Kathy overseeing a large portfolio of residential properties. Prior to joining RPA, Rick worked in the fishing industry for many years.
Rick has great organizational skills and demonstrates tremendous commitment to both owners and tenants.
Rick and Kathy were born and raised in the Seattle area. They have two grown sons that live nearby.
Shannah is a recent arrival to the city of Seattle. And as such, she has not succumbed to the 12th Man mentality. While she isn't the biggest Seahawks fanatic, she does love football and is a huge Dallas Cowboys fan.
She is originally is from Boise, Idaho and has a background in personal banking. She prides herself on her tenacious communication skills and ability to develop strong effective relationships.She is forward to expanding her skills as a bookkeeper at RPA.
Stephanie joined the bookkeeping department in the fall of 2014. She quickly proved herself to be a valuable team member who loves working with tenants and owners alike. Stephanie is committed to the little details, ensuring that her books are accurately updated, and that owner statements are sent in a timely fashion. When Stephanie is not hard at work in the office, she enjoys spending time with her family and their adorable dog, Oreo.
Kristen has a love for the great outdoors. Along with her husband, two sons and Great Dane, she has hiked all over the great northwest. From climbing Smith Rock in the high desert of Central Oregon to climbing Mt. Rainier up to Camp Muir 3 years in a row. In her down time she is happy to sit by the fire reading or catching up with friends and family. Always trying new things like rock climbing or spontaneous trips like driving to the mountains with her son to find the Northern lights, she feels that "life is to be lived not observed".
Tina is a NW native and joined Real Property Associates in early 2002.
Prior to coming to RPA, Tina had over 12 years work experience in various areas of the rental and real estate industry. Tina’s vast experiences and knowledge serve as a solid foundation for her success as a property manager. She excels in placing the best possible tenant and resolving issues efficiently and effectively for her clients.
Tina lives in Lake Forest Park, where she enjoys raising her son and spending time with family and friends. She enjoys snow skiing, camping, hiking, and boating.
Tom is a former Naval Officer and graduate of the California Maritime Academy but he's been a resident of Seattle since the mid-seventies. He's also a graduate of the Institute of Chartered Shipbrokers, London, and an MBA student at Seattle University. After having spent several years working overseas managing marine transportation assets and operations Tom found Puget Sound real estate to be a more attractive investment market. Since the early nineties Tom has invested in, managed, and sold real estate. His objectives are to provide his clients with sound investment advice, negotiation guidance, and diligence in covering all aspects of the transaction. Tom does his utmost to assist his clients in getting the most from their real estate investments.
Tony joined RPA in 1992. He currently manages a large, variety of properties. Tony has worked in all phases of real estate, including sales, marketing, distressed and foreclosure property research and acquisition, and property management.
Tony attended Shorewood High School and graduated in 1987 from the University of Washington with a B.A. in urban development. He played football for the Huskies and he was a member of the 1984 Washington squad that finished the season with a record of 11-1 and defeated Oklahoma in the Orange Bowl. The 1984 team was inducted into the Husky Hall of Fame in 2016.
Torrey began his property management career in 2016. Prior to becoming a member of RPA’s management team, Torrey was instrumental in expanding a property management division for America West, in Bozeman, MT, specializing in a wide diversity of property types. In 2017 Torrey moved back to Seattle, his hometown, to continue his management career. While the properties differ in size and location, Torrey’s dedication to delivering results to property owners and tenants is his top priority. He offers creative strategic vision, outstanding follow through, and a wealth of Seattle area knowledge. Torrey grew up working in his family’s Wallingford restaurant, studied political science at MSU, is an avid runner, and has a passion for philanthropy.
Victoria has been at RPA since 2004 and currently manages a large portfolio of single family homes, condominium units and small apartment complexes. Prior to becoming a property manager at RPA, Victoria spent time in many different departments learning about all of the different aspects of property management including bookkeeping, working with the maintenance department and tenant relations.
Victoria has excellent relational skills and prides herself on her responsiveness to owners and tenants. No detail is ever small enough to not get Victoria’s undivided attention.
Victoria grew up in Shoreline, is a graduate of Shorecrest High School and currently lives in Shoreline with her family. She is an active member of her local Neighborhood association and coaches youth soccer.
