Real Property Associates does not accept comprehensive reusable tenant screening reports, also known as portable screening reports.

General Requirements

All applicants must view the property. No applicants will be accepted without a completed walkthrough of the property or unit. Applicants who are unable to view the property in person must arrange a virtual or interactive tour.

Rent to Income Ratio

All applicants must have a verifiable source of funds. Applicants must have income of at least 3.5 times the tenant-paid rental amount, less any concessions or incentives.

 

If an applicant’s income is not sufficient, a guarantor may be required. If a guarantor is required, the guarantor's income must be 5 times the tenant's paid rental amount.

Residency History

All occupants 18 and over (except first-time renters) must have at least 12 months of verifiable, positive residency history immediately preceding the application.

Section 8

If you are a holder of a Section 8 certificate or voucher and the property you are interested in is in the City limits of Seattle, we can work with you. If you are a Section 8 certificate or voucher holder and your property of interest is outside the City of Seattle limits, we may be able to work with you. Please ask the leasing agent about the specific property.

Employment

Applicant must supply 12 months of stable, verifiable employment. If an applicant has less than 12 months of employment history, an additional deposit or guarantor may be required.

All applicants must present a valid driver's license or other government-issued photo identification.

Credit Screening

A credit screening will be conducted, and an applicant with an unsatisfactory credit report will be denied (excluding student loans and medical accounts).

Criminal History Screening

All applicants who apply will be screened for criminal history unless the property is in Seattle or another local jurisdiction that limits this. However, Management reserves the right to check the Sex Offender Registry, which may lead to denial of tenancy, as allowed by Seattle law.
